Please note: 718.113(6): Requires an inspection report by architect or engineer
every 5 years for buildings more than 3 stories attesting to required
maintenance, useful life, and replacement costs. Also provides for an
"opt-out" vote by a majority of the owners present in person or by
proxy. Such meeting and approval must take place prior to the end of
the 5 year period and is only effective for that 5 year period.
What is a 40 Year Inspection?
The
40 Year Recertification program was designed to ensure the structural
and electrical integrity of a building for it's continued safe use. You
will not be burdened with additional expenses for code upgrades or
un-required improvements, which are not included under the 40 Year
Recertification program.
Whether you have received a "Notice of Required Inspection" by the code
compliance section of your county or city or not, it is the property
owner's responsibility acquire the initial 40 Year Recertification and
to recertify their building every 10 years thereafter.
Is Your Building Subject to Recertification?
All
buildings, non-single family 2,500 sq ft (including duplexes in some
counties) must be inspected both structurally and electrically after 40
years for "life safety" in order to get a "Certification of Occupancy".
It must be recertified every 10 years thereafter.
The
exact terms of compliance are mandated in your City or County's 40 Year
Recertification Ordinance, which can be found on the county web sites
below:
1. Licensed and qualified Engineers will visit your building.
2.
Once on-site, will perform a structural & electrical inspection,
interior & exterior, of your building as mandated by your County
Ordinances (Miami-Dade, Broward, Palm Beach).
3. If the inspection provides that everything is satisfactory and no repairs are necessary - skip to Item #6.
4. If our inspection provides that repairs are needed the County provides you 120 days to make the necessary repairs.
5.
Upon completion of repairs the engineers will return to your
building and verify that all repairs have been completed satisfactorily.
6. The Engineers will then issue a letter of "Recommendation for
Recertification" to the city or county responsible for this ordinance.
